Rental is one month in advance
with at least the same amount as a bond/ dilapidation security.
We must have cleared funds before
the start of the tenancy.
Payment is required in the form
of cheque, bankers draft (payable to Key Moves) or cash. Unfortunately
we are not able to take credit cards.
Payment will be monthly in advance
with funds clearing before or on the due date.
All parties to be included on
the tenancy agreement must be present on the day of settlement
to sign the agreement. Otherwise we regret you will be unable
to take up the residence on the agreed date.
A Landlords certificate is issued
for gas appliances each 12 months.
The tenant is responsible for
all outgoings i.e. gas, electricity, water, rates, telephone
installation and payments, personal contents insurance, TV
license etc.
Pets are not allowed in any
property. If you have a pet we will ask for permission from
the landlordbut this may be withheld.
The terms of the lease must
be followed at all times.
There is a non smoking policy
in all our properties.
Six month assured shorthold
tenancy agreements are used. This is a minimum period of 6
months.
If possession is required -
we serve the tenant two months noticeTenants have to
give us a minimum of one months notice after the six month
tenancy period.
If the tenant wishes to leave
at the 6 month date we require one months notice in advance
(i.e. at 5 months).
References via LETSURE are undertaken
on each tenancy. Only successful applicants are allowed into
the property. If the reference check proves to be unsatisfactory
or you decide to withdraw from the tenancy there is no refund
of the Reference check fee.
For any emergency repairs ring
our office immediately do not contact the landlord direct.
For any general repairs contact
Key Moves, if there is no response within 7 days put it in
writing & send to Key Moves Delph Office at 23 King Street,
OL3 5DH.
On vacating the property please note:-
· Full sets of keys to be returned on the last day
of tenancy.
· If the carpets & soft furnishings are soiled
they will be cleaned and the amount deducted from the bond.
· The property must be thoroughly cleaned and no personal
items or refuse left in situ.
· If there are any damages, cleaning required or missing
items there will be a deduction from the bond.
References via LETSURE are

Emergency repairs are undertaken
immediately should any major repair be required we will consult
you first for authority to proceed.
Repairs, gardening etc are deducted from the rental income.
Apartmentsthe management
charge of the block are to be paid up directly by the landlord
NOT the letting agent.
Notify your Building Society/ Bank
that you are letting your property
Ensure you have adequate buildings/contents insurancealso
to cover void periods.
If you are moving abroad ~ Contact
the Inland Revenue for NRL8 (telephone 0151 472 6208) Tax
exception form otherwise we have to deduct the basic rate
of tax prior to paying the landlord.
A reference check is made on
the incoming tenant. The tenants pay for this service.
Bonds - A bond is taken equivalent
to one months rent.
Bonds are kept in a secure non interest bearing client account.
